Essential Functions: Job PurposeDirects, plans and oversees custodial operations for Wayne State University's campus; including approximately 100 buildings, and oversight of a workforce of approximately 190 employees. Oversees custodial work by directing the activities of Associate Directors and Supervisors, who in turn assign and monitor work of assigned staff, with the goal of sustaining a safe, comfortable, functional and clean environment for building occupants and reliable and cost effective custodial services for the University. This position reports to the Senior Director of Facilities Operations and Maintenance.
Qualifications: MINIMUM QUALIFICATIONSEducation Bachelor's degreeRequired: Bachelor's degree from an accredited college or University in business, facilities management, hospitality management, or related degree. Preferred: Certified Educational Facilities Professional, International Sanitary Supply Association certification or green cleaning system training (OS1) or other related and recognized industry certifications. Master's degree in business or organizational management.Experience Expert (established subject matter expert, 7+ years experience)10+ years of experience in a management capacity working in a fast-paced environment with independent decision-making skills. Experience required in Custodial Operations; Pest Control Management Programs experience desired. Experience in monitoring and controlling a significant operating budget. Experience working within a union environment. Experience maintaining a vehicle fleet and building service equipment with proper maintenance and record keeping required; experience overseeing a laundering system and program desired.Knowledge, Skills and AbilitiesDemonstrated expertise leading transformational change for custodial operations. Demonstrated ability to delegate work, setting clear direction and managing workflow. Strong mentoring, management, and budgeting skills. Skilled in training staff and developing subordinate's skills. Demonstrated ability to foster teamwork among staff members.Understanding of basic finance, accounting and cost analysis. Ability to develop and manage a multi-million dollar budget. Develop justifications for funding requests. Ability to Interact and articulate thoughtfully with students, faculty, staff, and administrators in a multicultural and diverse community. Excellent written and oral communication skills.Capable of comparing, contrasting and quality checking work with a keen attention to detail. Strong analytical skills including critical thinking and problem solving. Ability to analyze and interpret contract language.Proficient in the use of automated systems, web based work orders, and time keeping software, Microsoft Excel and other Microsoft Office tools. Effective communicator capable of communicating professionally with subordinates, peers and upper management. Ability to Plan and set strategic direction for program development. Analyze process and organizational effectiveness, develop Service Level Agreements and implement program changes to consistently improve Level of customer service, while maintaining high staff morale.
